New Condo & Mall in Nivel Hills, Cebu – Prime Real Estate

Cebu-based developer Grand Land Inc. has announced plans to construct a 33-story condominium tower on a 1.4-hectare property in Nivel Hills, Lahug, Cebu City. The project, named Auria Residences, was unveiled during the company’s Grand Annual Awards 2025 on Friday, February 21.

Auria Residences: Redefining Urban Living

The development will feature 950 condominium units, offering a mix of studio, one-bedroom, and two-bedroom configurations. According to Benrick Ryan Go, Operations Director of Grand Land Inc., Auria Residences will combine high-rise living with retail convenience, setting a new standard for urban lifestyle in Cebu City.

The name “Auria” draws inspiration from the word “breeze,” symbolizing the fresh, open ambiance that will permeate both the condominium and its retail spaces. Construction is scheduled to begin in the third quarter of 2025, with completion targeted for 2029.

Expanding Beyond Auria Residences

In addition to Auria Residences, Grand Land Inc. is gearing up to launch another 1,500-unit condominium project this year. The company is also expanding its presence in Davao with a new high-rise development and is set to begin operations in Bacolod by the fourth quarter of 2025. In Bacolod, Grand Land plans to develop a 15-hectare township, further solidifying its footprint in the Philippines.

Optimism in Cebu’s Real Estate Market

Despite economic challenges, the company remains optimistic about Cebu’s residential real estate market. Go highlighted that the key to success lies in delivering projects in prime locations with value-driven amenities.

“Alongside our core retail business, we are confident in Cebu’s residential market—as long as we continue to develop projects in strategic locations and offer amenities that enhance property value for our buyers,” Go said.

Venturing into Tourism and Industrial Real Estate

Beyond real estate, Grand Land is making significant strides in the tourism sector. The company plans to open two upscale hospitality properties in 2026: Dusit D2 in Banilad and Dusit Princess in North Reclamation Area, Cebu City.

Furthermore, Grand Land is venturing into industrial real estate, with recent investments in logistics facilities to support industrial growth. The company has also launched Asai Dusit Cebu Oslob, a hospitality project that strengthens its presence in the tourism industry.
